Buying property in Bulgaria: organise the document review before committing

A useful property review starts with the seller, the exact asset and your intended use. Agree the checks before making a purchase commitment.

In context

A property listing, a viewing and a folder from the seller each answer different questions. Before committing to a purchase in Bulgaria, organise a document review around the exact property and what you intend to do with it. The result should help you make a decision and identify what still needs checking.

Define the property and the proposed purchase

Start with the available ownership documents, the seller’s details and the documents identifying the property. Ask what is included in the proposed sale: the home or commercial unit, land, parking, storage and any other agreed elements. Record any differences between the listing, the draft agreement and the available documents.

Explain your intended use to the adviser. Living in a property, letting it to others, operating a business and planning alterations can raise different questions. The review needs that context; a description such as “investment property” may be too broad.

Agree what the document review covers

Ask which ownership records, available register entries, disclosed encumbrances and seller documents will be examined. Clarify whether the work is a preliminary check or a more detailed review of earlier ownership and supporting records. The scope should identify the documents available, the searches agreed and any gaps.

Request a short written report that distinguishes findings from unanswered questions. For each open point, record the additional document or explanation needed and who will obtain it. Review draft purchase commitments and payment conditions alongside those findings, including any proposed reservation payment or deposit.

Keep other checks visible

A legal document review does not establish the physical condition of the building. Arrange technical or engineering advice where needed. Financing, tax questions, environmental issues, translation and arrangements for notarial completion may also need separate work.

  • Create one document folder with a clear list of missing items.
  • Agree who communicates with the seller and follows up questions.
  • Keep a record of proposed contract changes and unresolved points.
  • Confirm the agreed next steps before making the next commitment.

ARG can coordinate the agreed document review and explain its findings. Ask for the scope and additional costs in advance so that you know which questions the work will answer.
